Homeownership is an important part of the fabric of America, and having a stable home environment is vital when men and women of the military are called away to serve their country. A REALTOR® with the MRP certification understands that when military staff and their families relocate, the services of a real estate professional who understands their unique needs and timetables makes the transfer easier, faster, and less stressful. Real estate transactions for relocating military personnel are unique in many aspcts. The MRP certification focuses on educating real estate professionals about working with current and former military service members to help them find the housing solutions that best suit their needs and take full advantage of military benefits and support systems that are available.

There are more than 1.1 active duty personnel and more than 22 million veterans in the United States. A REALTOR® with the MRP certification has the knowledge and skills for working with veterans and active duty military buyers and sellers to ensure that homeownership remains affordable and accessible. Extensive training in the VA loan process and understanding of local market trends are vital to ensure that servicemembers and veterans can meet their buying or selling goals efficiently and effectively. Often times for military buyers and sellers, time is of the essence and the budget is not unlimited. REALTORS® that work with the military community have to be very realistic, organized, up-front, clear and concise to be able to make things happen in short periods of time.

The VA Loan

The VA loan is a critical piece of the military homebuying puzzle. As a special loan type for qualifyinig active duty servicemembers, veterans, and their families that is backed by the U.S. government, the VA loan carries many valuable benefits that are not available elsewhere.

0% down - the VA loan does not require a down payment.
No PMI - since the loan is backed by the government, no private mortgage insurance is required.
Competitive interest rates - often times lower than any other loan type.
Easier to qualify - less stringent standards to obtain the loan.

Because of these great benefits, the VA does charge a funding fee that is financed into the life of the loan. However, this may be waived depending on the applicant's disability status. Contact the Department of Veterans Affairs to obtain a Certificate of Eligibility explaining your individual benefit.

Preferred Mortgage Lender

The first step to buying a home is getting pre-qualified for a loan, and it's important to find a mortgage lender that both you and your real estate agent trust. Your lender is your friend - he is the money man!

As a buyer, you need an experienced mortgage lender that is well-versed in all types of loans and can help you meet or exceed your homebuying financial goals. Organization, timeliness, good communication, and understanding are important qualities in a lender that will help the transaction proceed and close as smoothly as possible.

As a seller, a lender that your agent trusts is equally important. Through co-branding, the lender helps the agent with costs and methods associated with marketing and advertising your property. He is also going to help your buyer get pre-qualified so they can ultimately purchase your home!
